Full internal refurbishment
For a wider renovation, agree the layout, service renewal, finish specification and kitchen or bathroom allowances before setting a budget.
Preparation & making good
Older homes can hide uneven floors, poor substrates or previous repairs. Separate visible work from provisional allowances for conditions that need opening up.
A STARTING POINT FOR YOUR BUDGET

Indicative ranges excluding VAT. Labour only unless stated; final scope and any applicable VAT must be confirmed in your written quote. Small standalone tasks may be subject to minimum attendance charges.
Light refurbishment
£300–600 / m²Supply and labour for decoration, standard flooring and small repairs. No layout changes, rewiring, new kitchen or bathroom.
Full internal refurbishment
£1,000–1,800 / m²Standard internal finish with service renewal and indicative standard kitchen/bathroom allowances; a property-specific schedule is essential. No extension or major structural changes.
Bedroom repaint package
£450–750 / roomAlternative to per-m² painting: typical 12 m² floor area, 2.4 m ceiling, walls and ceiling, light preparation. Paint and woodwork extra; do not add wall/ceiling rates again.

Can we divide the work into stages?
A phased plan may be possible. Discuss access, dust protection, service interruptions and the order of trades before confirming the programme.
Are the square-metre rates exact?
No. They are early planning ranges. Two homes with the same floor area can need very different amounts of structural, service and preparation work.
