Indicative ranges excluding VAT. Labour only unless stated; final scope and any applicable VAT must be confirmed in your written quote. Small standalone tasks may be subject to minimum attendance charges.
Single-storey extension
£2,800–4,200 / m²Standard specification; normal foundations, structure, insulation, standard glazing, first/second fix and basic finishes. Excludes kitchen, professional fees, approvals and abnormal groundworks.
Side-return / wraparound extension
£3,200–4,800 / m²Building works and standard materials; complexity and access affect the final quote. Same exclusions as a single-storey extension.
Two-storey extension
£2,600–4,000 / m²Per square metre of total new floor area over both storeys. Standard finish; kitchen, bathroom suites and professional fees excluded.
Structural opening with steel
£3,000–6,500 / openingIndicative normal-access internal opening up to 3 m; temporary support, steel installation and basic making good. Engineer design, approvals and service diversions extra.
