What changes the total?

  • Materials are additional wherever a rate says labour only.
  • Parking, permits, access equipment, waste removal and specialist disposal are additional unless explicitly included.
  • Design, structural engineering, surveys, planning and building-control fees are outside the construction guide rates.
  • Gas work, asbestos removal, major drainage diversions and unexpected structural repairs require separate specialist quotations.
  • Trade rates assume normal weekday access. Minimum visits apply to small standalone jobs.
  • Keep a separate contingency for unknown work. For early budgeting, 10–15% is a useful starting allowance, with more for uncertain existing conditions.
  • Electrical and other regulated work must be scoped with the appropriately qualified specialist; agree qualification and certification requirements with the appointed specialist.
